Your minimum matters.

If your agreed minimum is five shares, sales of five shares must be secured before completion. The minimum concerns shares, not the number of buyers. If it is not reached within the agreed period, the arrangement will not proceed unless an extension is agreed.

Timing depends on the property, preparation and demand. Sale and handover dates are not guaranteed in advance.

What do I retain, and how long can I stay?
You retain 1–4 of eight owner shares. Each share is 12% and provides six weeks, or 42 days, per year under the booking rules. First-year use is pro-rated from completion. Days are not pre-selected weeks. The eight owner shares total 96%; Heimkoma receives the remaining 4% at completion.
Is selling four shares enough?
Only if four is the agreed minimum for your property. You set the minimum and maximum in the initial agreement, within 4–7 shares. If the minimum is five, sales of five shares must be secured. This concerns the number of shares, not an equal number of individual buyers. If the minimum is not reached within the agreed sales period, the arrangement does not proceed unless an extension is agreed.
How do payment and completion work?
Payments, signatures and ownership transfers are coordinated at completion. The property must be debt-free at completion, and sale proceeds first repay loans secured on it. Agreed costs are settled before the remaining balance is paid out. Heimkoma receives its 4% share at completion, not when marketing begins. Actual handover and the start of bookings also depend on the upgrade schedule.
Who pays for the H-Class upgrade?
The seller is responsible for agreed preliminary repairs. The wider upgrade is costed before the sales process, and the seller's agreed contribution is deducted from sale proceeds. Working documents allocate upgrades across eight owner shares. This is a working assumption requiring contractual confirmation, not a final legal or tax conclusion. This cost is not included in the calculator.
What monthly costs apply to my shares?

All owners, including the original owner, pay from completion. Each owner share bears one eighth of actual shared running costs and property reserve contributions. Heimkoma handles administration, bill payments and maintenance under the agreement.

Multiple-share discounts apply only to Heimkoma's administration fee: the first share pays 100% of the base fee, the second 60%, the third 40% and the fourth 25%. No such discount applies to actual running costs or property reserve contributions. The applicable fee schedule and operating budget accompany the agreement.

Do I have special priority as the original owner?
No. The same booking rules apply to all owners. You have neither special booking priority nor a special right to buy back shares sold by others.
Can I sell my shares later?
Yes, under the applicable transfer terms. Shares you retain at formation are not covered by the agreed 18-month repurchase arrangement for new buyers. That arrangement is subject to the buyer agreement and is not an unconditional payout at a guaranteed price. On a later transfer, the new buyer's rights depend on the applicable buyer terms.
Who pays the 0.8% joining and administration fee?
The new buyer pays a 0.8% joining and administration fee on the initial purchase and subsequent transfers under the fee terms. It is not an additional seller deduction in the calculator. The calculator also does not deduct Heimkoma's 4% share a second time.
Can I use Rental Days or ThirdHome?
Yes, within Heimkoma's applicable rules and terms. Heimkoma manages Rental Days, but rental income is not guaranteed. ThirdHome exchanges depend on membership, approval, availability, booking terms and fees.
