for delivered properties.

The final third of the purchase price, ISK 11 million, is due when the third house is delivered in spring 2027. Payments and handover follow the agreement.

If the third house does not suit you when presented, you can withdraw and receive a refund under the agreement's terms. We explain the arrangement before you buy.

What do I receive as an owner?

You purchase a registered ownership share, receive corresponding usage rights and share costs with other owners. A single property includes 6 weeks or 42 days per year. A three-property community includes 12 weeks or 84 days in total once all properties have been delivered.

Is this timeshare or a rental?

This is not timeshare. You own a share in a property and can sell it at any time under the terms of your agreement.

How do I book a stay?

You book through Heimkoma's booking system. You have a defined allocation of days to book under the booking rules, which ensure fair distribution and account for popular periods.

Who handles operations and maintenance?

Heimkoma handles operations, maintenance and daily management. Owners share costs under the agreement and are responsible for taking good care of the property.

Can I sell my ownership share?

You can sell at any time and set your own price, using an estate agent of your choice or Heimkoma. If the share has not sold within 18 months, Heimkoma offers to buy it at market value under the agreement.

What if I do not use all my days?

You can allocate some days to Rental Days under Heimkoma's rental arrangements. THIRDHOME also offers an optional way to use your ownership for travel.
