Shared rules govern your remaining days, bookings and fair use of the properties.

Days included with ownership

A three-home community provides 28 days per house: 14 in high season and 14 in low season, totalling 84 days or 12 weeks. A single property or Reykjavík provides 42 days, split equally between seasons. High-season days may be used in low season, but not vice versa.

Booking ahead

Bookings are generally made up to 12 months ahead. One long-range booking is allowed per 24-month period, up to 24 months ahead; the previous such stay must have been used before a new one is booked.

Summer

June, July and August of the following year open on 1 March of the preceding year. Until 1 March in the year of the stay, bookings must be whole seven-night weeks. After that, remaining dates may be booked under the usual minimum-stay rules.

Continuous high-season stays

In a three-home community, up to two consecutive weeks may be booked in each property. For a single property or Reykjavík, the limit is one consecutive week.

Summer weeks in a three-home community

More than three months ahead, you may book up to two consecutive summer weeks in each of two houses. Three months before a stay, available dates open to all owners with sufficient unused days of the correct type. This does not add to your days or automatically permit a longer stay than the general limits.

Holidays & school breaks

The same owner may not book the same holiday or premium/high-season period in consecutive years. In a three-home community, this applies across all houses: switching the holiday to another house does not bypass the rule. If the dates remain free three months before arrival, any owner with enough appropriate days may book.

Weekends & public holidays

The minimum stay on weekends and public holidays is three consecutive nights. The same rule applies to Reykjavík and the holiday homes.

Cancellations & day swaps

Cancellations are made through the system with at least two weeks' notice and Heimkoma's approval. Later cancellations count as used days unless taken up by another owner through an approved swap or rental under the rules. Day swaps require prior approval.

Maintenance & oversight

Heimkoma retains 4% of each property. Two weeks are allocated for Heimkoma's own use or rental, one in high season and one in low season. Two further low-season weeks are reserved for maintenance. All bookings depend on availability and sufficient unused days.
