THIRDHOME is a home exchange club for owners of quality holiday properties. Travel credits connect members' available stays, so you do not need to find someone who wants to exchange with you at the same time.

Make an approved stay available
Once a stay is approved and deposited with the club, it can generate Keys. Coordinate with Heimkoma before contributing a stay.

Confirm your trip
For a standard booking, you use Keys and pay an exchange fee. Review the total cost and cancellation terms before confirming the stay and arranging travel.

What are Keys?
Keys are THIRDHOME travel credits, connecting the week you contribute with the stay you want to book.
THIRDHOME assigns Keys according to the property and dates. Location, property value and seasonal demand matter, so one contributed week does not automatically equal one week in any other property.
Keys are not rental income. For rentals and income, explore Rental Days. If your goal is travel, THIRDHOME may be an attractive option.

You do not have to exchange with the same owner
The person staying in your property need not own the home you visit. This indirect exchange opens more options than a direct swap between two families.

THIRDHOME exchange fee
Standard exchange fees currently range from USD 495–1,995 per stay. The fee is shown before confirmation. Different pricing may apply to special offers and Keyless bookings.
Membership and additional services
Membership fees may apply. Some properties charge extra for services or facilities; check the listing. Heimkoma will explain the membership arrangements applicable to you.
The journey itself
Flights, transport and other travel expenses are additional. Consider the total before choosing destinations and dates.

How many are travelling? Do you need particular accessibility features? A kitchen, pool or proximity to a certain place? Read the property description carefully and check that the house rules suit your group.
Flexible dates and destinations can increase your choice. Membership does not guarantee that a particular property will be available when you want it.
Confirm the details with Heimkoma
We will review which weeks can be contributed, how they relate to your entitlement and who manages registration and administration. The same days cannot simultaneously be allocated to personal use, Rental Days and THIRDHOME.
Check Keys expiry, withdrawal rules for contributed stays and cancellation terms for bookings, so you can plan with clear information.

Frequently asked questions about THIRDHOME
What is THIRDHOME?
THIRDHOME is an international home exchange club for owners of quality holiday properties. Members contribute approved stays and receive travel credits called Keys, used to book available stays in the club.
Does my guest have to own the house I visit?
No. Exchanges need not involve the same person or dates. Keys connect your contribution to travel opportunities in the club.
Are Keys the same as money or rental income?
No. Keys are travel credits within THIRDHOME, used for bookings under the club's rules. Rental Days is Heimkoma's separate rental option.
Does one week always give me a week elsewhere?
Not necessarily. Keys values depend on the property and period. The Keys earned from your contribution may differ from those required for the stay you want.
Is travel free if I have Keys?
No. Standard bookings require an exchange fee as well as Keys. Membership and property-specific charges may also apply. Flights and other travel expenses are additional.
Can I book any property at any time?
You choose from availability accessible through your membership. Popular places and periods may be fully booked. Check availability, Keys and total costs before making other travel bookings.
How do I get started as a Heimkoma owner?
Contact Heimkoma. We will explain participation for your property, approved weeks, membership, administration and fees. Participation and stay allocation must be confirmed before you contribute a stay.
What should I check before confirming a booking?
Dates, guest numbers, house rules, accessibility, fees and cancellation terms. Also check the expiry of travel credits and the terms for the week you contribute.
