Rental Days is a simple way to use days you do not plan to enjoy yourself, through rentals managed by Heimkoma.

You contribute a number of days to the year's rental inventory. You do not choose specific dates to rent out yourself.

Choose for the next year before 31 December. Changing your contribution requires Heimkoma's approval. Contributed days become part of that year's rental inventory and do not automatically return to personal use if unlet.

Heimkoma properties are primarily for owners. Rentals are limited and managed to fit shared usage. Owners hold usage rights linked to their shares, not fixed dates they can advertise independently.

The first 14 rented days in each house use Heimkoma's own allocation. Their income is outside the owners' pool.
Income from further rental using owners' contributed days goes into a shared pool. In a three-home community, this combines income across all three houses.
All relevant rental costs are deducted, including cleaning, booking commissions and rental charges. Then 2% of the remainder goes into the operating fund. The costs themselves do not carry a 2% surcharge.
Your contributed days divided by all owners' contributed days determine your portion of the income base. You then receive 50%, 60% or 65% of that portion depending on your option; Heimkoma receives the remainder.
Owners' net income first offsets their fees for the year. Any balance is paid by 31 January of the following year under the rental rules. Owners handle their own tax returns.
Guest rentals can be booked up to six months ahead. The 70% occupancy guideline for contributed days is an operating target, not guaranteed occupancy or an automatic maximum. Actual occupancy already affects pool income and is not multiplied again when allocating it.

Your income base is ISK 100,000. At a 60% owner share, you receive ISK 60,000 and Heimkoma receives ISK 40,000.

Participation is optional. In a single property or Reykjavík, choose 10, 20 or 30 days; in a three-home community, 25%, 50% or 75%. No rental is also an option. Contributions are for the year and do not automatically return to personal use.
All rentals go through Heimkoma. Coordinated management handles availability, guests, cleaning and rules, preventing independent rentals from conflicting with other owners' use.
No. Income depends on demand, prices, bookings and costs. Contributing days does not guarantee the same number of rented nights or a particular return.

Rental Days provides organised rentals and potential income. THIRDHOME provides home exchanges: an approved stay can generate travel credits for other properties. The same usage days cannot be allocated to both programmes simultaneously.
