A new way to own and enjoy holiday properties in Iceland
What if owning a holiday property were simpler?
At Heimkoma, we started with simple questions. Why does owning a holiday property have to be so complicated? Why do costs, maintenance and responsibilities often dominate the experience? And why do so many holiday properties stand unused for much of the year?
Heimkoma grew out of these questions: a new ownership model built on better use, clear arrangements and real freedom for owners.
Co-ownership with a clear and fair structure
Community co-ownership is at the heart of Heimkoma. A community is a group of owners who jointly own one or more holiday properties, with clearly defined usage rights and shared responsibilities. A single-property community may have eight owners, each with six weeks in the house per year. In a three-property community, twelve owners share three different houses, with fairness and clear organisation guiding the arrangement. Each owner has twelve weeks in total, divided equally between the houses. Both models reduce each owner's investment and running costs without sacrificing quality or experience. This is defined ownership with clear rights and rules. Heimkoma's first project is a community of three holiday properties and twelve owners.
To understand this further, explore Heimkoma's co-ownership model — how it works in practice, which explains the community structure, owners' rights and usage step by step.
A new approach combining benefits and reducing drawbacks
Until now, holiday accommodation options in Iceland have been relatively limited.
- Renting through trade unions has been affordable, but often comes with variable quality, limited availability and little predictability, especially at popular times.
- Short-term rentals on the open market, such as Airbnb, offer more choice but less consistency: high prices driven by tourism, uncertainty about quality and little connection to the property itself.
- Owning a holiday home outright gives full access and control, but requires substantial investment, high running costs and significant long-term responsibility.
Heimkoma sits between these approaches, combining quality, predictability and real access while reducing the drawbacks. It offers a share in quality holiday properties, with clear rights and straightforward management.
For many people, the difference becomes clear when they read Owning alone or co-owning — which suits you better?, which compares the models through actual use and responsibility.
We handle everything that comes with the property
Management is one of the biggest differences between Heimkoma and traditional ownership. Owners do not need to handle operations, maintenance or unexpected tasks. These are part of the arrangement from day one.
Owners can focus on using the property and enjoying time together.

Ownership that supports your lifestyle
Heimkoma is for people who want a holiday property on their own terms. For families who value time, quality and simplicity, and anyone who wants to enjoy free time without a property becoming a constant to-do list.
We believe the future of ownership is about owning better: clearer arrangements, better use and greater peace of mind.
