When your usage varies
Most people buy a holiday property for personal use, but life changes. Some years it is used more than others. Work, family circumstances, travel or changing priorities can affect how often people want to stay.
We felt ownership should adapt to these changes without complicating the arrangement or altering its foundations.
Rental Days is a choice, not a requirement
Rental Days is a simple way for owners to allocate weeks they do not expect to use themselves. Instead of leaving them unused, they can enter an organised rental programme managed entirely by Heimkoma.
It is important to emphasise that Rental Days is optional. No owner is obliged to participate, and decisions are made regularly in advance. Owners may not independently rent out the property, as nobody owns specific dates. All rental, which should remain limited, goes through Heimkoma.
Rental Days includes:
- organised rental of weeks the owner does not use
- full management by Heimkoma
- clear rules ensuring fairness within the community
- a predictable process without direct owner involvement
This complements ownership and is primarily intended to simplify it, rather than serve as a standalone income business.
Heimkoma manages the process from start to finish
Renting holiday properties can be demanding and time-consuming. Guest communication, pricing, cleaning, maintenance and follow-up involve considerable work. Rental Days owners do not handle these tasks.
Heimkoma manages the entire process under the community's rules and agreed arrangements. This connects to the services discussed in Heimkoma takes care of everything — what does that really mean?
Balancing use and flexibility
Rental Days supports balance. It gives owners flexibility when usage changes temporarily, without turning the holiday property into a rental business.
This balance matters to the whole community and relates to fair usage, discussed further in The booking system and fairness — how Heimkoma ensures fair use.
Clarity builds trust
Rental Days relies on clear rules and transparency. Owners know how the process works, how weeks are defined and how fairness is ensured. This makes the option viable long term and supports the vision discussed in Joining and leaving — ownership with a long-term perspective.
