Co-ownership designed from the ground up

Co-ownership can be an excellent solution when structured well. Problems rarely stem from the people themselves, but from unclear rules, undefined responsibilities and a lack of impartial management. Clear rules can address these problems.

From the outset, we decided to design Heimkoma's co-ownership model from the ground up, with long-term thinking and real use in mind.

The community structure

In each Heimkoma community, several owners jointly own one or more holiday properties. This is the heart of the arrangement. Instead of each family investing in an underused property, owners share access with clearly defined usage rights.

Each owner has a predetermined number of weeks each year. With three houses, each owner receives 12 weeks; with a single property, 6 weeks. This balances access and use, and prevents popular periods from accumulating with a few owners.

Key features of the model include:

  • a clearly defined share for each owner
  • equal usage rights
  • rules established from the outset
  • predictable organisation throughout the year

This is a defined framework known to everyone before joining, covering use, care and costs. Everything is established from the beginning.

Rules that simplify life

Rules in co-ownership are often seen as limiting freedom. In practice, they protect those who follow them. Clear rules reduce uncertainty, prevent disagreement and let people enjoy the property without constant negotiation. Owners do not have to handle disputes; that is our role.
