Co-ownership only works when fairness is assured

Co-owning a holiday property can be an excellent solution, but only when everyone feels that access and use are fair. Experience shows that disagreements rarely arise from bad intentions. More often, they result from unclear rules, unpredictable arrangements or a lack of transparency.

That is why the booking system was one of the first and most important elements we developed at Heimkoma. The goal was clear: no uncertainty, no preferential treatment and no informal exceptions.

A booking system designed for real use

In each Heimkoma community, a defined number of owners jointly own a defined number of holiday homes and each owner receives a number of weeks corresponding to the number of owners and properties. One of twelve owners in a three-home community therefore has twelve weeks available each year. Twelve weeks is more than the average annual use of a holiday home by its owner.

The year is divided into high and low seasons, with half the time allocated to each. The booking system supports this arrangement and ensures that use is spread fairly across the year.

The system follows clear rules that every owner knows before joining. Bookings do not depend on personal negotiations between owners; they are part of a shared system.

Put simply, the system is designed so no owner can push others aside. It is built for people who want fair access.

In brief, the booking system ensures that:

  • all owners have equal access to the properties
  • use is distributed fairly across periods
  • bookings are visible and traceable
  • the same rules apply to everyone

This creates confidence and reduces misunderstandings.

Predictability creates freedom

Although it may sound contradictory, a clear booking system gives owners more freedom. When people know how the system works, when they can book and what rights they have, planning becomes easier.

Owners can plan their leisure time well ahead and fit stays around work, school and everyday life. This is especially important for families whose time is often limited.

Short-notice bookings are also regularly possible: owners may always book when a property is available because of a cancellation or for another reason.

Rules established before they are needed

One of the main strengths of Heimkoma's booking system is that rules are defined before the community begins. They are designed to prevent problems, rather than respond to them.

Heimkoma as an impartial party

Heimkoma's role as an impartial party is an important part of making the booking system work. We administer the system, ensure the rules are followed and resolve questions or issues that arise.

Owners do not have to handle these matters themselves or negotiate solutions with each other. The system and management take care of them.
